Truck-mounted hot water extraction for offices, entertainment venues, manufacturing campuses, and multi-building accounts. IICRC certified technicians. Not a van with a portable machine.
Millennium Facility Services provides professional carpet cleaning services for commercial facilities across the Southeast United States. Our IICRC-certified truck-mounted hot water extraction, low-moisture encapsulation, stain treatment, and quarterly maintenance programs are GPS-verified and tracked through MillenniumOS, our proprietary platform. With a 99.7% service completion rate, 175+ trained specialists, and same-day emergency response, we deliver carpet cleaning with the accountability of an owner-led company. CEO Austin Jones provides his direct cell number to every client.
Six service components deployed correctly for your facility type and carpet condition.
Truck-mounted HWE for deep cleaning and quarterly maintenance programs. Reaches the carpet backing. The only method that removes what has migrated past the pile.
Monthly interim cleaning between quarterly HWE events. Crystallizes mid-pile soil for vacuuming. No extended dry time. Suitable for live buildings.
Fiber-appropriate chemistry for coffee, ink, food, and organic stains. Applied as pre-spray before extraction. Enzyme-based treatment for biological staining.
Annual programs with quarterly HWE, monthly encapsulation, and daily vacuum coordination. Pre-scheduled, pre-invoiced, no annual renewal negotiations.
Commercial upholstery cleaning for office chairs, lobbies, and common area furniture. Same truck visit, same technicians, same documentation.
Pre-service fiber identification to select the correct method, chemistry, and water temperature. Prevents permanent damage from wrong-method cleaning.
Most carpet cleaning companies are owner-operator operations with a portable machine and a van. That works for residential and small office jobs. It does not work for a 10,000 sq ft corporate office, a film studio floor plan, or a multi-building campus.
Our commercial truck-mounted system with 600 feet of hose was purchased specifically for commercial accounts. Georgia Aquarium, Southwire, and Trilith Studios are our reference accounts. The same equipment and technicians are available for your facility.

Two proprietary systems running on every account. No honor system.
The clients we serve set the standard for what accountability looks like in commercial cleaning.

Commercial carpet cleaning typically costs $0.15 to $0.35 per square foot for hot water extraction, plus a mobilization fee of $250 to $500 per visit. Accounts on quarterly maintenance programs qualify for lower per-sq-ft rates. One-time restorative cleanings run higher due to heavier soil loads. We provide flat, transparent pricing after a walkthrough of your facility.
The standard program for a commercial office is quarterly hot water extraction in high-traffic zones, monthly low-moisture encapsulation between extraction events, and daily vacuuming. Most vendor proposals include only annual cleaning. Annual-only programs are insufficient for commercial soil loads and allow embedded grit to abrade carpet fibers between visits.
Our primary method is truck-mounted hot water extraction, which is the IICRC-recommended standard for commercial carpet. We also perform low-moisture encapsulation as an interim maintenance method between quarterly extraction events. Dry cleaning methods are not part of our commercial program. Our IICRC-certified technicians assess each carpet type before selecting the method and chemistry.
Yes. The majority of our commercial carpet work is scheduled after hours or on weekends to avoid disrupting business operations. Our GPS-verified scheduling system allows us to coordinate access with your facility team and confirm completion before your staff arrives Monday morning. We work around your operational schedule, not ours.
Stain pre-treatment is included in every extraction service. We use fiber-appropriate chemistry for coffee, ink, food, and organic stains before the hot water extraction pass. Enzyme-based treatments handle biological staining. We identify the stain type and fiber composition before applying any chemistry to avoid permanent damage. Some set stains cannot be fully removed, and we communicate that honestly before and not after the service.
Dry times for truck-mounted hot water extraction range from 2 to 6 hours depending on carpet pile depth, ambient humidity, and airflow in the space. We recommend scheduling cleaning at the end of a business day so carpet is dry before the next morning's use. We can provide air movers on request to accelerate drying time for time-sensitive situations.
We move standard office furniture including chairs, small tables, and lightweight items as part of the service. We do not move heavy systems furniture, workstations, filing cabinets, or large case goods. We recommend your team clear areas of small items before the service visit. We can discuss specific furniture conditions during the facility walkthrough.
The primary differences are equipment power, scale, and frequency requirements. Residential cleaning uses portable extraction machines adequate for small square footages and lower soil loads. Commercial cleaning requires truck-mounted equipment with higher water temperature, vacuum power, and hose reach to handle large square footages and the heavier soil loads generated by daily commercial traffic. Our truck-mounted unit runs 600 feet of hose and was purchased specifically for commercial accounts, not residential work.
